Are You Eligible For A Home Purchase Or Refinance Loan?
- Will this be, or is this property, an owner occupied primary residence?
- Will this be, or is this property, a single family home or condominium?
- Do you have some money that you can put towards a down payment?
- Can you verify that you have been employed for at least two years and provide proof of income and income continuity? Examples of proof of income can include the following:
- IRS W-2 forms for the most recent two years
- Income tax returns for the most recent two years
- Pay stubs for the most recent 30 days
- Social Security award letter and evidence of a minimum of three year continuance, where applicable
- Alimony, child support or separate maintenance income need not be revealed if the borrower or co-borrower does not choose to have it considered for repaying this loan
- Bank statements verifying social security income for the most recent two months, where applicable
- If you have had a bankruptcy, has it been at least two years since you’ve been fully discharged?
- If you have had a foreclosure, has it been at least four years since you’ve been released?
- Is your rent or housing over the past 12 months paid with no late payments more than 30 days past due?
- Is your installment, revolving and non-traditional debt over the past 12 months paid with no late payments more than 30 days past due?
- Are your total combined medical collections, non-medical collections and charge offs under $1,000?
- Can you pay any pending judgments prior to closing?
- If purchasing a home, is it in average or better condition and completed “as is”?
As long as the home is in a qualified area* and you do not own any rental properties, you may be eligible for one of these loans.

What Do You Need to Do?
Fill out and submit the Loan Form.
- You will be contacted by a representative to guide you through the next steps.
- You will be asked to provide documentation to verify that you have been employed for at least two years and provide proof of income and income continuity:
- IRS W-2 forms for the most recent two years
- Income tax returns for the most recent two years
- Pay stubs for the most recent 30 days
- Social Security award letter and evidence of a minimum of three year continuance, where applicable

*Qualified area is defined as those census tracts designated by 2010 census data as greater than 50% African American or Black population.
